Home Improvement Loan Program

The Charter Township of Northville, through the federal Community Development Block Grant Program, operates a Home Improvement Loan Program. This program provides deferred repayment loans with interest rates of zero (0%) percent. NO MONTHLY PAYMENTS REQUIRED.

The funds made available through this program may be utilized for a wide range of home improvements, such as correcting code violations, energy efficiency enhancements, physical accessibility alterations and permanent general improvements.

Eligibility Requirements

  1. Must meet current income guidelines.
  2. Assets must be less than $50,000.
  3. Property Taxes and Utility Bills MUST be paid-to-date
  4. Applicant must be the owner and occupy the Northville Township home.
  5. Land Contracts are not permitted.

Loan Requirements

$0 - $25,000 Loan Amount

  1. One-Time only loan.
  2. Required Code and Lead Based Paint Inspections. Correction of code violations and lead based paint hazards are mandatory.
  3. Preference will be given to emergency repairs.

Eligible Improvements

  • Correction of local housing code violations
  • Weatherization Improvements (i.e. windows, siding & insulation).
  • Physical Accessibility Improvements
  • Permanent General Improvements
  • Emergency Improvements
  • Lead-based Paint Hazard Reduction
  • Hot Water Tank Replacement
  • Humidifier Installation
  • Plumbing/Electrical Repairs
  • Masonry Repair
  • Sewer Cleanout

Ineligible Improvement

  • New Construction
  • Materials, fixtures, equipment that exceeds that customarily used in the neighborhood.
  • Appliances not required by local housing code.
  • Acquisition of land/property
  • Refinancing of other debts
  • Cost of materials for do-it-yourself projects
  • Non-permanent general improvements (i.e. carpeting)

Loan Repayment

A lien will be recorded to secure the loan. The lien shall remain on the property until the borrower(s) sell the property or transfers title to the home, at which time the deferred loan shall be repaid in full. The lien will be discharged upon full repayment.

Processing fees are charged to each loan recipient. (Fees are included in the loan amount).

Acceptance of this loan may affect your ability to obtain future loans from other financial institutions.

To Apply

An applicant must provide the following information for their application to be processed:

  1. State I.D. or Driver’s License
  2. Recorded deed or mortgage and any Quit Claim Deeds (no land contracts)
  3. Homeowner’s Insurance (premium statement)
  4. Mortgage payment coupon book or statement
  5. Property tax receipts or statements
  6. Bank statements for the previous three (3) months for all accounts
  7. Proof of all income, such as three (3) current pay stubs or statement of benefits, PLUS current tax returns, W-2’, 1099’s (Income of all household members 18+ MUST be verified)
  8. Divorce papers or Death Certificate for any former co-owner listed on the deed, if applicable
  9. Electric, gas and water bills for the previous 12 months
